Taking the time to do the things you love with friends and family, adding personal decorative touches, and having regular gatherings are great ways to feel more comfortable in your new lodgings. Here are some tips for making your new construction home feel like home in greater detail.

The Personal Touch

Landscape: The lawn, trees, and flowerbeds will be young and just starting to take root in a newly built home. Impart a personal touch by adding some of your favorite plants and flowers to the mix. You and your family can pick out a sapling at the local nursery and enjoy watching it grow through the years and warmly reflect on the memory of tree planting day.

Cook a delicious meal: Cook your favorite meal in the kitchen. Let the first smells wafting through the home be those that remind everyone that something delicious and familiar is waiting for them in the dining room or breakfast nook.

Photos and art: You don’t need to decorate all the halls right away, but it is helpful to hang some of your favorite photographs and artwork from your previous home. Personalize the living spaces with pictures of family, your children's drawings, and vacation souvenirs. Everyone will take comfort in special memories, and look forward to the new adventures just around the corner.

Paint a room: Newly built homes will likely have the interior rooms painted in white or a light neutral color. This is how we recommend sellers paint their rooms when staging their older homes. This will make rooms feel more spacious and reflect natural light. But the house is yours! Choose a room and paint it in your favorite color.

Have a Party

Housewarming party: You will probably want to have a housewarming party. Invite family, friends, and neighbors. You will feel more at home in the neighborhood when you spend a little time with the neighbors.

Weekly BBQ: A weekly gathering with friends old and new will make a house feel like a home. Whether it’s a weekly BBQ, inviting folks over for Friday night football, or hosting a wine and cheese party: the social connections will help to make everyone feel at home as new friendships are built and old friendships are strengthened.

Take Your Time

In a newly built home, you are starting with a clean slate. The character of the home will develop over time to reflect the way you and your family live and spend your time there. Be patient and enjoy the process.

I am reminded of a scene from the 1982 film “The World According to Garp”. A young couple and their real estate agent are standing outside in the driveway, shortly after viewing a colonial home. A small aircraft crashes into the second floor. The pilot emerges, unscathed, and politely asks to use the telephone. The gentleman turns to the agent and says “We’ll take it”! The real estate agent and his wife look puzzled. He answers by saying, “The odds of another plane hitting this house are astronomical. We’ll be safe here!”

The character of your home will develop over time at its own pace. Avoid the need to patch up any gaping holes created by wayward aircraft and christen your home the smart way: with a bottle of champagne. Take your time and enjoy your newly built home.
